Boost Your Energy Efficiency Rating

Since July 2008, to put a house on the market you’ve had to arrange for a Home Information Pack (HIP), containing assorted details about the house, it’s construction, boundary details and planning permission. From April of this year, the HIP must be ready and available by the first day your property goes on the market.

Contained in the HIP is an Energy Performance Certificate (EPC), which potential buyers can use to assess your home’s energy efficiency. Today, we’re giving you some excellent tips on how to give your EPC an adrenalin shot and boost your home’s energy efficiency, and so boost its value.

Even if you aren’t selling your home, improving your home’s energy efficiency makes sense: by combining these tips you could reduce your energy bill by over £300 a year!

Fit or Replace Your Double Glazing.

The Government have downgraded the energy rating of all Pre-2002 double glazing to ‘Average’, whilst the newer units can attain a ‘Good’ or even ‘Excellent’ rating. If your double glazing is starting to get past its best you can increase your home’s overall rating by replacing it with modern energy-efficient units. Making sure your double glazing is up to scratch will also help reduce draughts and noise, making your home a quieter, more peaceful place.

It’s also worth thinking about your window frames, since various window frame makes each carry an energy efficiency rating, and there are a multitude of fittings and finishes available.

The BFRC produce a rating system for windows of A-G, so when shopping for energy-efficient windows, make sure the your provider sells windows with an ‘A’ energy rating, and ask about Low Emission (‘Low-E’) coated panes. Upgrade Your Central Heating System

EPC certificates also look at your boiler and heating control system. If you’ve got an out-of-date combi-boiler you might want to consider replacing that with a more modern and efficient model, but you can also score points for having thermostatic control valves on your radiators, which adjust the temperature of each individual room based on your preferences and allow you greater control over your heating.

Change Your Light Bulbs

Not every energy saving measure needs great expense. Probably the greatest saving you can make on your electricity bill is also the simplest: swap your 100W traditional light bulbs for energy saving alternative bulbs. Insulation: Are You Eligible for a Government Grant?

When preparing for the winter, it's a good idea to think about insulating your house, in particular the roof and the walls. One thing that's definitely worth checking is whether you are able to claim a government grant to cover the costs of insulating.

Through a number of regional schemes, the UK government will pay nearly £3000 towards insulation work. In England, this is called Warm Front, in Wales it's the Home Energy Effieciency Scheme (HEES), in Scotland, Warm Deal, and in Northern Ireland the Warm Homes Grant.

You could be eligible if you are a homeowner or private landlord and:


  • You are over 60 and in receipt of one or more benefits

  • You have a child under 16 or are pregnant and on benefits such as Income Support or Council Tax Benefit

  • You have an income of under £15,460 and claim Tax Credits, Disability Living Allowance or other benefits.

Sustainable gardens are a great way to get around the rising cost of food prices whilst also doing your bit to reduce your carbon footprint. The simple explanation of a ‘sustainable’ garden is that you don't use up resources faster than they can be replaced – so it works in harmony with nature. You don’t have to be green-fingered to make effective changes to your garden and you can do it on what ever scale you want to: you could install a simple water butt to catch rainwater or you could transform every inch of your garden into a ‘Kitchen Garden’ or mini-ecosystem.

If you start to enjoy the ‘Good Life’ and decide you want to take it a bit further than just plants and veggies, consider installing solar panels in your garden or build a chicken coop complete with a few pet chickens.

Here are five steps towards achieving a sustainable garden:

Stage One – Composting Bins
Every gardener manages to produce plenty of waste from pruning, lawn mowing and other garden activities. Composting is a great way to reduce the volume of waste – saving landfill space – and recycle essential nutrients back into the soil. Compost holds moisture like a sponge and releases nutrients slowly into the soil creating a better plant root environment.

Choose a composting site carefully and pick a spot that is not highly visible and won’t interfere with garden activities. Structures around the compost heap are not essential but can prove to be a good idea as they will stop the wind and animals carrying the compost across your garden.

To make a compost heap, alternate different types of shredded plant materials in 6- to 8-inch layers. However, be careful when adding fine garden waste such as grass clippings that will mat and prevent water moving through the heap. Add water to the composting every few layers. Livestock manure can also be added for ornamental planting but is not recommended for use on food products as it may contain new strains of E. coli and other bacteria that cause human illness. Plants lose up to 75 per cent of their volume in composting so a lot of materials can be processed effectively and in a very compact space.

Composting can be effective on most garden waste such as leaves, plants and straw, and a limited amount of woody prunings, grass clippings and weeds. If a plant is diseased it is best not to add it to the compost heap. Similarly try and avoid adding plants that have been treated with weed killers. Many people also decompose household waste, including egg shells and vegetables. Sunday roast left-overs however, such as meat or bones, plus whole eggs and dairy products, may cause an unpleasant odour and attract rodents, so this is not recommended.

After about six months the bottom two thirds should be rich compost and ready to use on your flower beds and vegetable plot.

Stage Two – A ‘Kitchen Garden’
Making a partially edible garden will not only create a beautiful place to sit and relax but is also one of the most productive uses of an outdoor space. Growing fruit, salad, vegetables and herbs alongside ornamental plants makes a very attractive and colourful space. Whether you’re an organic fanatic or you’re just worried about the rising cost of everyday foods, many of you are taking to your gardens – as sales of vegetable seeds overtook those of flowers during 2007.

Produce can be grown all year round as long as you do your research on the different seasonal fruits and vegetables. However, spending hours on end digging around in the freezing cold isn't everyone’s idea of fun, so consider investing in a greenhouse. A minimum of 7-8°C is sufficient to grow many plants over winter, which means that you can continue growing your own food without worrying about the threat of ground frost – or catching a cold!

A greenhouse and workshop combined means that you won’t have to use up valuable space in your greenhouse for tools, pots and compost bags – as these can take up a lot of space. One of the most important things to plan for, however, is head space – countless gardeners across the UK bare the scars of deceptively low doorways!

Stage Three – Water Butts and Rain Barrels
If you’re going to house a lot of plants and vegetables in your greenhouse or garden then you’re going to need a good source of water. Hosepipe bans are now common in the UK; however it is also renowned for its temperamental weather conditions as it can be hot for weeks on end and then turn into 24 hours of endless rain – so take advantage. The average house roof in the UK sheds some 45,000 litres of water per year, which means that nearly 25 per cent of the water we currently use could be harvested, free of charge, from our roofs.

Capturing rainwater can be done very simply and cost-effectively. Diverters can be attached to your downpipes to feed the water into a number of water butts or barrels. Check to see if your water company offers a financial discount on water butts as an incentive to make you more economical. You can use either manufactured systems or reclaimed oak barrels, if you want to retain the natural look in your garden.

The only downfall to the use of water butts is that to harvest just five per cent of the runoff of water from your roof you would need an average of 18 barrels!
So what are your other options? Well, if you’re serious about doing your bit for the environment a better, but more expensive, solution is the storage of rainwater in an underground tank.

This enables the rainwater to be pumped directly from the tank and used to flush toilets, feed the washing machine and irrigate the garden. Surprisingly, only five per cent of the water we use needs to be drinking water so it is a very useful – and cost-effective – solution. In the coming years, if water rates continue to rise and the changing climate continues to make rainfall more unreliable, then water harvesting will become more of a necessity and less of a luxury.

Stage Four – Solar Panel Lighting
Solar panels soak up and store sun ready to produce anything between six and twelve hours of light during the night-time. So whether you use them to do a spot of late night pruning in your greenhouse or to light up a patio area, solar panels mean no emissions, no running costs and no expensive installation.

Stage Five – Animals
Keeping chickens has become a popular hobby as the scare stories about battery farmed hens do the rounds. Other than those who choose to keep chickens as pets, most do so for their eggs or meat – if you’re doing it for the latter reason though, it’s probably best if you don’t give them names!

There are three basic types of chicken house – ark, coop or igloo. If you don’t buy a house with a run then consider letting them run free in a sectioned off area of your garden. Sawdust, straw or wood chippings are the three main types of bedding used and all three can be dumped on the compost heap when you clean them out. If you’re planning to make the chicken run yourself from reclaimed materials then you can do it for around £150, bearing in mind that chicken homes should house one bird per square foot.

Growing you own vegetables is in many instances better for you than buying from the supermarket – chances are whatever you would purchase will have travelled twice as far as you have in the last week alone, just to reach the supermarket shelf! There’s always the organic produce option but prices remain unattractive. You don’t need a big garden either to cultivate your own fruit and vegetables or even look after a few chickens. Start off with a simple tomato plant or some runner beans and after the first time you eat your own produce it won’t be long before you start getting green fingers!

Turn your house into an Eco-home

Just how easy is it to turn your house into an eco-home?

The recent hype surrounding climate change should have made us realise that we each need to do something to encourage “greener living”. Whatever we do, it can range from a massive lifestyle change, such as changing our home energy source, to a small one, like recycling our rubbish. And in some cases, you can get government grants to help you pay for it!

Here, Mark Cooper, Managing Director of Homeimprovementquotes.co.uk, explains how simple it can be to become eco-friendly and reduce that all- important carbon footprint.

In his latest government policy Gordon Brown stressed that “we have a compelling and ever-more-urgent duty of stewardship to take care of the natural environment and resources”, and there are loads of incentives for “going green” - not just the obvious one of saving the planet!

Start from the outside and work your way in
By far the best way to reduce carbon emissions from your home is to insulate it. Good quality insulation can significantly reduce your energy wastage, saving not only the o-zone layer, but also your cash! Loft insulation alone can cut your energy bills by 20 per cent. Add to that cavity wall insulation, underfloor heating and draught-proofing and your energy bill could be halved!

There is no need to worry about the cost either. New government initiatives will pay 30 to 70 per cent of the cost of insulation – up to a maximum of £2700 – as part of their bill to save energy. This could rise to 100 per cent for homes which currently have no insulation whatsoever.

Don’t think getting insulation is a massive upheaval. It can be done on a room-by-room basis as and when you are decorating, and the quickest installation takes just two hours per wall – the more complex systems take only two weeks in their entirety. In all honesty it will probably take you longer to choose the type of insulation you require than it will to install it!

There are loads available:
Thermal insulation: Made from 90 per cent recycled materials, this is eco-friendly from the start – all the packaging is also recyclable, so there are no excuses for wasting anything! Thermal insulation is extremely effective and is quick and easy to install – just two hours per wall.
Thermafleece: Made from sheep’s wool, this insulation is completely breathable and absorbs moisture, controlling condensation. It’s attached using a timber framework and installation is very quick. Thermafleece uses just 14 per cent energy in manufacture compared to other brands and pays for itself seven times faster.
Recycled newspaper insulation: This is sprayed into place, meaning cavities are completely filled to give maximum insulation. The lack of framework means no measuring up, fast installation and lower costs.
Multi-foil insulation: This is bought in rolls from DIY stores, so you can install it yourself. It is only 30 millimetres thick, but is as effective as 230 and of other insulators.
Expanded polystyrene insulation: Especially for underfloor heating, this is installed underneath and around the concrete slab which contains the heating system – the concrete then acts as a storage heater.

Most types of insulation can be used in lofts or walls and you can mix and match depending on the requirements of each room. It is well worth doing – every square metre of wall insulation saves more than a tonne of carbon dioxide over the life of the building. An average semi has an area of eighty metres squared, so that’s a saving of 80 tonnes or more of carbon emissions.

You don’t need permanent sunshine to use solar power
It may not seem like it now, but the sun is still out there somewhere! Its rays are strong enough to power your home – even through cloud – and you don’t need to install a giant panel on the roof either. A small panel lying totally flat to the roof is sufficient for the average family and can save 50 to 60 per cent of your energy bills. The panel collects sunlight into a metal absorber plate and converts this to energy for your heating or water system. The government estimates that installing systems like these costs between £3000 and £4500, but will pay a grant up to £400 towards the installation costs. This may not seem like much, but the savings on bills means it will pay for itself in roughly eight years. Our own monthly poll shows that 80 per cent of people would be willing to install solar panels in their homes – go for it!

Little things go a long long way
On a smaller scale, there’s loads you can do to save energy. One way is by getting a controller for your central heating system so that you only heat the rooms you need to. This could be through a programmer or individual radiator control valves. Another way to reduce waste is to switch to energy-saving light bulbs. They use a lower wattage to emit the same amount of light and although more expensive than regular bulbs – around £2 each – they last roughly 8000 hours, saving an estimated £35 a year.

If you’re on a water meter it’s easy to recycle your rainwater and it can save you 50 per cent on your bills. Rainwater is collected in a barrel and diverted to dedicated flow points – such as the laundry or toilet – providing up to 84 per cent of your supply. There are no current government grants for rainwater harvesting, but in terms of savings it’s worth looking into. Also try to always do a full load of laundry and lower to a 40 degree wash – with today’s washing powders there’s no need to use a hot wash all of the time. Never leave appliances on standby, regularly defrost your freezer so it runs to its full potential and try turning your heating down by one degree – chances are you won’t even notice, but it will save you £10 a year!

Recycle – it really does make a difference
A massive 60 per cent of the rubbish you throw away can be recycled! Just in case you think it doesn’t matter, remember – one recycled drinks can save enough energy to power your TV for three hours, a glass bottle enough to power your PC for 25 minutes and a plastic bottle enough to power a 60 watt bulb for three hours. It takes 70 per cent less energy to make recycled paper than to make it from scratch, and saves 24 trees. Plastic takes just six weeks to recycle, but if thrown away takes 500 years to decompose – thrown away glass will never decompose, but is 100 per cent recyclable. Currently only two percent of the UK’s electricity is supplied using renewable energy resources. By 2010 the government hopes this will rise to ten per cent and by 2050, to 50 per cent - you can help them reach this target and save yourself some money in the process!
